The purchase and sale agreement is the one everybody expects. The second document, the one that shows up later in the process with its own escrow account and its own rules about what you get back if you walk away, catches more buyers off guard than it should.
That second document is a Tumble Creek Club membership agreement. Almost every homeowner inside the gates ends up holding one, because the amenities that make Tumble Creek what it is, the Tom Doak golf course, the Hill House pool and fitness complex, the Great House clubhouse, the Sasse Mt. Outpost campsite, sit behind club membership rather than a standard homeowners association fee. It is priced separately from your home. It is escrowed separately. And as of this summer, it is administered by an entirely new owner.
Tumble Creek Club currently structures access around two membership types. A Resident Golf Membership includes play on the Doak-designed course along with the Hill House and Great House amenities and reciprocal access to Suncadia's Prospector and Rope Rider courses. A Honolulu membership, sometimes described as the social tier, opens the same clubhouse, pool, tennis, and fitness facilities along with Suncadia's broader resort amenities, without golf privileges on the Tumble Creek course itself.
The deposit amounts attached to each tier are worth understanding not because a specific number will still be accurate by the time you read this, but because of how much those numbers have already moved. The club's original 2018 membership plan set the Resident Golf deposit at $40,000. More recent buyer accounts have described a $60,000 Golf deposit alongside a $15,000 Honolulu deposit. Neither figure is wrong. They describe the same club at different points in time, which is the actual lesson: membership pricing at Tumble Creek is not fixed, and any number you find online, including the ones in this post, should be confirmed directly with the club before you write an offer that assumes a specific membership cost.
Membership deposits at Tumble Creek are held with AmeriTitle rather than paid directly to the club, and the plan governing that arrangement ties release of those funds to completion of club facilities. Initiation fees, separately, are treated as non-transferable and non-refundable except in specific circumstances the membership plan spells out.
None of this is unusual for a private resort club built out in phases over two decades. It does mean your membership contract runs on its own legal track, with its own default and refund language, independent of the purchase agreement on your house. Reading that document before signing matters as much as reading your title report.
In July 2026, Fort Worth based Escalante Golf acquired Tumble Creek from Suncadia's developer, making it the company's 27th property and its first in Washington state. As part of the deal, Escalante took ownership of the club, the golf course, and the roughly 330 homesites still available for future development inside the community.
Escalante's president, David McDonald, framed the acquisition around continuity rather than change, saying the company's focus would be on preserving the standards already in place while continuing to enhance the experience for members and residents. Suncadia's managing director, Mark Thorne, described watching Tumble Creek grow into one of the premier private golf communities in the Pacific Northwest before passing it to a new operator.
Current members keep their access to the club and to Suncadia's two 18-hole courses. Escalante has also stated plans for golf course enhancement projects and updates to the fitness area located in the community's original clubhouse. What that means in practice, for someone shopping this fall, is less about whether the amenities you're buying into will still exist and more about who now approves dues, capital assessments, and the pace of those promised upgrades.

A national operator with 27 properties across 18 states does not typically acquire a struggling asset. The ranking is worth mentioning here not as a selling point but as context for the acquisition itself: Escalante bought into a course with an established reputation, which is a reasonable, if not guaranteed, signal of staying power for the amenity your membership dollars support.
Do I have to join the club if I buy a home in Tumble Creek? Membership is not legally bundled into the property deed, but the neighborhood's core recreational amenities are only accessible through Resident Golf or Honolulu membership, so nearly every buyer joins one or the other.
Will my club access change because of the ownership sale? Current members retain access to the club and to Suncadia's two 18-hole courses under the new ownership. Ask the club directly about any changes to dues or facility plans as Escalante's stated improvements move forward.
